الملخص: تعتبر العقود الذكية تقنية مبتكرة تسمح بتنفيذ المعاملات بشكل آلي وآمن عبر تقنية blockchain، مما يؤدي إلى تحويل العديد من العمليات التقليدية في سوق العقارات. يهدف هذا الموضوع إلى استكشاف كيفية تأثير العقود الذكية على هذا السوق، مع التركيز على تحسين الكفاءة، وتقليل التكاليف، وتعزيز الشفافية والموثوقية في المعاملات. تشمل نتائج البحث في هذا المجال مجموعة من الفوائد المهمة، حيث تساهم العقود الذكية في تسريع إجراءات شراء وبيع العقارات، وتقليل الاعتماد على الوسيط، مما يؤدي إلى تخفيض تكاليف المعاملات. كما تتيح هذه التقنية إدارة إيصالات الإيجارات والمشاريع العقارية بشكل أكثر فعالية، فضلاً عن توفير سجلات موثوقة لا يمكن تعديلها، مما يعزز الثقة بين الأطراف المعنية. ومع ذلك، لا تخلو العقود الذكية من التحديات، بما في ذلك الشواغل المتعلقة بالأمان وضرورة تطوير القوانين والانظمة للتوافق مع هذه التقنية. باستمرار البحث والتطوير، يمكن أن تلعب العقود الذكية دورًا محوريًا في إعادة تشكيل مستقبل سوق العقارات على نحو إيجابي. Abstract: Smart contracts are an innovative technology that allows automated and secure transaction execution via blockchain technology, transforming many traditional processes in the real estate market. This theme aims to explore how smart contracts affect this market, focusing on improving efficiency, reducing costs, and enhancing transparency and reliability in transactions. ___________ *المؤلف المرسل Research results in this area include a range of important benefits, as smart contracts accelerate the procedures for buying and selling real estate, and reduce reliance on the broker, resulting in lower transaction costs. This technology also allows for more effective management of rental receipts and real estate projects, as well as the provision of reliable records that cannot be adjusted, thereby enhancing trust among the parties concerned. However, smart contracts are not without challenges, including safety concerns and the need to develop laws and regulations to comply with this technology. Continuously research and development, smart contracts can play a pivotal role in reshaping the future of the real estate market positively.
