Abstract : This article aims to shed light on a new way of thinking and a new philosophy that has shifted us from the concept of just law to the concept of effective Law. This approach is based on two main pillars : the ideas of proportionality and efficiency (or return), both of which are deeply rooted in the School of Economic Analysis of Law. The goal is to harmonize and refine the requirements of legal rules. This school of thought views these two concepts as fundamental principles for legal organisation and as essential conditions for attracting investment and enhancing the competitiveness of the legal framework related to the economic domain. Within this context, the article attempts to introduce these two ideas, and provide initial observations on the anticipated benefits of applying the within legal framework governing industrial real estate, with the aim of achieving the highest possible efficiency in the management and utilization of this important resource.
