This study examined how private estate developers in South West Nigeria handle land banking and the associated problems they face. The focus is on Lagos, Ogun, and Oyo States. The main goals are to understand current land banking practices, identify the hurdles involved, and suggest ways to improve land banking practice in Nigeria. The study used descriptive survey research design where questionnaire and interview were conducted on selected private estate developers in the South West region. The results showed that 80% of the respondents perceived land banking is driven by market trends and future demand projections; while 20% agreed that return on investment was the reason behind their decision. 57% bought their land for building projects as a result of proximity to urban centre and 23% based their decisions on land scarcity in the urban centres. The study concluded that land banking practice can be more effective as a tool for making land available for developmental purposes by making simpler rules, offering money incentives, and promotion of cooperation and collaboration between the government and private estate developers.
